The parties agree:

1. The Responsible Party agrees to pay The Owner a damage and security deposit (deposit) of $500.00 to confirm the reservation. The deposit is due when making the reservation. Your reservation is not confirmed until receipt of this agreement and the deposit.

2. Responsible party agrees to pay the Owner the rental price of: $_________/night for a total of $____________. Plus $_________/additional fees (if applicable - such as a cleaning fee for a shorter stay or extra parties).

Full payment must be received 30 days prior to the check-in date (60 days for any holiday occupancy dates including Christmas, New Years,  ML King, Presidents Day, Easter  and July 4th Weeks). This rental price is in addition to the deposit. Payments must be in U.S. funds and may be in the form of a personal check, cashier’s check, money order or certified check. Once final payment has been received, keys will be mailed out to the responsible party. If your payment is not received by the due date, your reservation may be subject to cancellation and the deposit may be forfeited.

3. The deposit will be refunded after an inspection of the property has been made and the keys have been returned via US mail if not left in the unit. This deposit will be returned within 20 days of your departure from the unit less any monies withheld for damages, missing items or excessive cleaning fees.

4. Check in time is 4PM. Check out time is 10AM. Please review checkout procedures located in the information binder in the unit to ensure that you cover all points and receive your deposit back.

5. Cancellation policy. You have the right to cancel your reservation with a minimum of 45 days written notice (60 days required for any dates in your stay falling in holiday weeks) of your check-in date and receive a full refund less a $75.00 cancellation fee. Should cancellations occur after full rent has been paid, only the deposit money shall be refunded once the keys have been returned. If we are able to re-rent the property for any of the same dates, we will refund that portion of the rent collected to you, less the $75.00 cancellation fee.

6. There will be no smoking and no pets allowed.

7. Please limit the use of the telephone to local and toll free calls. Use your cell phone or calling card for long distance calls.

8. Guests and all other occupants will be required to vacate the premises and will forfeit the rental fee and security deposit if any of the following occur: Unreasonable damage to the residence or any of the neighboring properties, using the premises for any illegal activity. Any acts which interfere with the neighbors right to quiet enjoyment of their property. Having pets in or around the property. Housing additional numbers of persons than were listed in our agreement without prior consent of the homeowner.

9. Security and contents of home should be maintained just as you would your own home. Please remember you are renting a private home. You are responsible for your own personal property as well as the contents of the home. Please lock the doors and windows when you leave each day and put all equipment away.

10. We make every effort to ensure that all equipment within the unit is maintained and in working order. Occasionally, breakdowns do occur. In the event of a malfunction, we will strive to repair it as soon as possible after notification. We cannot guarantee that spas, grills, televisions, appliances, etc., will not break down during your stay and therefore, no refunds or adjustments will be made for mechanical failure.

11. Responsible Party will not assign this Agreement, or sublet the home/unit.

12. The responsible party hereby acknowledges that the home being rented includes a hot tub and is fully aware that the tub and surrounding areas can be hazardous and slippery when wet. Injuries may occur and the responsible party assumes all risks involved in or relating to the use of the property, hot tub and surrounding areas. Owner reserves the right to additional compensation for any damage or excessive cleaning required to the property, or the hot tub caused by the responsible party or any member of your group, or guests.
